With room to sleep 4, a great open concept floor plan and an amazing outdoor space, this property is hard to beat! - ¼ mile to the Atlantic Path - ½ mile to Old Garden Beach and the Headlands overlooking Rockport Harbor - Less than a mile from downtown Rockport ☆☆ FIRST FLOOR ☆☆ As you enter the home you'll find a convenient half bath on the first floor and an open concept space perfect for gathering. The fully equipped kitchen is stocked with complimentary coffee and a dishwasher for easy cleanup. The living room includes a large smart TV to stream your favorites or plenty of board games for quality family time. ☆☆ SECOND FLOOR ☆☆ Head up to the second floor and you'll find a washer+dryer and plenty of toys, books, and games for kids. Both bedrooms are also on this level - one with 2 twins and the other with a king bed. The bedrooms are connected by the full bathroom which is a modern, newly renovated space with a walk-in shower. ☆☆ OUTDOOR SPACE ☆☆ You can’t beat the outdoor space at this property! With a patio beautifully landscaped and an outdoor dining space, along with a grill for al fresco dining, this space is great for your family! You'll also find a shed in front with all your beach essentials - chairs, beach towel, toys, and more!

House Rules

* Rental Agreement is required to be signed after reservation has been confirmed. Failure to comply will result in the cancellation of reservation. *Damage Protection included - we have included a $28 charge in your total quote that covers your purchase of $1500 of "all risk" damage protection coverage on the rental property. This protection is purchased in lieu of a cash damage deposit. Coverage details are spelled out in the rental agreement. *Booking age should be 21 *Quiet hours are from 10pm-8am. $500 fine will apply for excessive noise during these hours. PENALTIES: • Smoking $250 Smoking is strictly prohibited both inside the home and anywhere on the property. • Pets $250 • Noise during quiet hours $500 • Extra Person beyond the number of guest reserved is subject to $25 per person per night • Damages - subject to cost of the item for repair or replacement

I rented Rachel's home for a 40th birthday celebration with my girlfriends and it could not have been a more perfect spot. The location feels private and secluded, but it's within walking distance to all of the shops and restaurants in Bear Skin Neck and local beaches. The trees lining the perimeter of the front yard created a cozy outdoor hangout and the upstairs bathroom is spa-level quality. Rachel is a very communicative host, and was always quick to reply or reach out in advance with helpful information. I highly recommend this listing and would definitely stay there again!

Rachel was extremely helpful and responsive. She clearly communicated from booking all the way through check out. They have thought of everything for the Airbnb!! We really didn’t need to bring anything except our clothes. The location is super quiet and remote but yet also close enough to walk to everything. The back door literally opens into the woods. We saw lots of wildlife. The beds were comfortable and there were plenty of blankets and pillows. If we are ever back in Rockport we would 100% stay here again.

My family loved staying at Rachel’s place. It was in such a beautiful location, close to a nearby beach and downtown Rockport. Rachel’s home was clean and incredibly family friendly with many books and toys readily available. Would highly recommend!

My family of four had a wonderful trip to Rockport MA, and Rachel’s house was a huge part of that. We felt very comfortable there. There was everything we needed for meals, movie nights, and relaxing. The house was very clean. The upstairs bathroom in particular is awesome, very big, clean and well furnished. The beds are comfortable, and we loved the king sized bed, which is not always easy to find with Airbnb’s. The washer and dryer and kitchen appliances are easy to use. Rachel has an entire wall of books, coloring supplies, games, and toys which kept my kids busy for hours. It is a very nice touch that she is so gracious with the homes library. The house is five minute walk to Old Garden Beach, which is not very big but a really nice place to spend the evening by the water. We went into downtown Rockport several times, it’s about a 4 minute drive which is great. I recommend Good Harbor beach which is a short drive from the house as well. I highly recommend Rachel’s house, 1000%!

While it is a nice one mile walk into town we do recommend having a vehicle at this location to most conveniently explore all that this area has to offer!
